DIRE WARNING ! If you, family, friend require skilled services (nursing, therapies significant assistance) this facility and it's owner, Presbyterian Homes (of Arden Hills) and Services is NOT CAPABLE or COMPETENT to provide such services even though they represent such. MDH is refusing to properly regulate. I had cared for my father for 2.5 years, it became necessary to find him a "skilled nursing facility". Nov. 2024 JS was rated by Medicare as 5 star, with no red flags, that rating is dropping fast. My dad took up residence after being in the VAMC for one month, he was doctor orders and referred for skilled nursing, physical therapy, occupational therapy, speech therapy... Not only were these services whoafully inadequate. The org , via therapy department manipulated my father off of his Medicare (advantage plan) benefit, so they could profit greater from providing these utterly worthless services directly from Medicare. And to a great extent, the services were not provided, but billed for. Financial and emotional abuse.... Led to neglect, neglect became so severe my dad developed a stage 4 pressure ulcer which became 'facility MRSA infected'. I was back home in Phoenix and was not informed about my father's severe condition, not even at a family care conference just 2 weeks prior to my sister discovering the wound on my father's buttock as he told her he was in pain. ( photos are graphic, but you must see what this facility is capable of doing to an at risk adult). ** 11/25/25, had to remove photos so Google would allow the review. Photos were of a stage IV pressure ulcer, very graphic) It took 3 days for the facility to get him into the ER at Regions Hospital (and only at my sister's insistence). Medical staff told us his odds of surviving this wound were not good. After 23 days in the hospital and trying to every possible measure for recovery, my dad died of sepsis, sepsis shock and organ failure as a result of the severe infection. I warn you, if you have an at risk adult, the best possible care can only come from those who love that individual. It's very difficult to take care of an elder who can no longer manage his own body. 9 out of 10 nursing homes nationwide are merely an early death sentence for at risk adults. Greed, corruption, faux evangelical fronts, ignorance, indifference, incompetence and downright stupidity are commonplace. I urge you to do significant research prior to placing an at risk adult in any nursing home. Here in the region, Google - 'Elder Voice, and 25 Common Problems with Nursing Homes' , for some initial information. If you find it necessary to place an at risk adult, hire a competent elder law attorney to advise and attend the intake session and advise you. What you don't know will be used to manipulate and abuse your loved one. *If you've had or know of an at risk adult(s) who have been abused, neglected, harmed or killed by Presbyterian Homes and Services... Please contact me !

One of your vans almost ran me over in the Target parking lot. They went right past the crosswalk stop sign without even slowing down.

Another Update to this Post My 95 year old mother has now been without a telephone for 11 days. This is unacceptable and dangerous. She cannot contact her family and was recently released from the hospital and TCU care. How can this be at a place that charges thousands of dollars a month in rent? Terrible situation that Pres Homes implemented a new phone system without a backup plan in place. I am looking into the legalities of this situation. Update to this Post This has been a complete and utter nightmare for all the Waverly Gardens residence. My mom does not have a working phone and was just released from TCU after a fall. How in the world do you start a phone project and not have any backup plan? Xfinity blames Pres Homes and Pres Homes blames Xfinity. This is a terrible, terrible situation to leave elderly residence without a phone. So unhappy Pres Homes/Waverly Gardens for this situation. I just received the notification that Waverly Gardens is removing landline service from all the residents. I know that my mom would have absolutely no way of knowing how to navigate figuring out another option for obtaining service. The phone service is part of the package/monthly rent for assisted living. I am very disappointed that this is happening without having a conversation first. Plus the phones will be removed by October 1. I hope other Waverly Gardens families can comment on this situation as well. Additionally, it was stated that most residents have mobile phones which is completely untrue. This demographic has landlines and they use the landline phones to connect to family and friends. Their personal phone number is also changing. None of this decision was communicated to the residents or family members prior to the change being implemented. Valuing people is supposed to be the moto. Why was this not discussed with the people who have these phones in their homes? Very upsetting and disappointing. Additionally, I have been told this is a cooperate office decision. This speaks of wanting to save money. So sad when most residents pay upwards of five thousand dollars (on the low end) monthly rent! Regarding the company's response to my review indicating that someone reached out to me, yes, this is true. But there is no resolution to the fact that they are removing the landlines, changing the phone numbers for residents and now charging them a monthly charge for the new Xfinity landline. My poor review still stands.

This is an objective review based on my own experiences at PHS. Do your due diligence when choosing PHS for you or your loved one’s housing needs. Some PHS campuses are so toxic that the staff stopped believing their own hype months ago. Believe me, that toxicity trickles down to the kind of care you or your loved one will get.
